21 Unit Housing Development coming to Charlottesville Avon Street Extended
If you’ve been wondering what’s going on with that patch of land off Avon Street Extended, south of Charlottesville, here’s the latest: a 21-unit housing development has been in the works since 2022, and while it’s still working through the approval process, it’s definitely moving forward.
The project is planned for about 3.6 acres near 1906 and 1920 Avon Street Extended. It’s had a bit of a journey—originally proposed as a 38-unit development, the plan was scaled back after neighbors and community members raised concerns about density and neighborhood fit. The developers responded by trimming the number of units and adjusting building heights to better match the area.
The revised plan includes a mix of housing types: condos that range from multi-family units to single-family attached and detached homes. The goal seems to be offering more attainable homeownership options for people like young professionals, empty nesters, and others who want the benefits of a home without the upkeep of a big yard.
Just recently, on May 19, 2025, the Albemarle County Architectural Review Board held a meeting to give feedback and ask for some design changes from the developer. So while it’s not a done deal yet, the fact that it’s still moving through the county’s process is a good sign that this project is on track.
If you live nearby or just keep an eye on development in the area, this one’s worth watching. It’s not a huge development, but it’s the kind of infill project that can have a real impact, especially if it ends up balancing neighborhood character with the area’s growing housing needs.
